Crandall 7-Eleven Project Nears Final Approval Step
A proposed 7-Eleven convenience store in Crandall has reached a new stage in the city’s development review process. The property’s final plat is scheduled to go before the Crandall City Council on Sept. 8. Council members will discuss the item and may take action that night.
Project Snapshot
On the Agenda, Not Yet Approved
The Sept. 8 agenda lists the final plat for discussion and possible action. That listing alone does not mean the plat has already been approved.
Council members will make that decision at the meeting.
How the Project Got Here
The 7-Eleven proposal has moved through several stages of city review this year. Each step has centered on the same tract inside the Highway Business zoning district.
Design Variance Notice
The city published notice of a Board of Adjustment hearing. The request involved a design variance for the proposed 7-Eleven site.
Preliminary Plat and Site Plan
Planning and Zoning commissioners reviewed a preliminary plat for the property. They also reviewed a separate site plan labeled 7-Eleven at Crandall.
Final Plat on Council Agenda
The final plat now appears before the City Council. Members will discuss the item and may approve it that night.
Why It Matters
The project has moved through four review steps since April. That includes a variance hearing, a preliminary plat review and a site plan review.
The steady pace suggests the proposal remains active for now. It has not stalled as an early concept.
What a Final Plat Means
Final platting establishes the legally recorded lot lines for a property. It is a required step before construction and permitting can begin.
Plat approval alone does not authorize a business to open.
What Remains Unknown
City records reviewed for this article do not include a construction start date. No opening date has been announced by 7-Eleven.
Additional construction, permitting and inspection steps would still follow plat approval.
Growth Along the Highway Corridor
Crandall continues to see new residential and commercial development as growth extends east through Kaufman County. Convenience stores and similar businesses often follow that growth.
The Sept. 8 meeting begins at 6:30 p.m. Residents can follow the plat’s progress through the City Council agenda below.
