Cottonwood Creek is offering Seagoville homebuyers four houses advertised as available now, with prices ranging from $294,976 to $337,116.
KB Home also continues to market personalized homes in the neighborhood, giving buyers a choice between an existing inventory home and selecting a floor plan for a homesite.
The listings reviewed Nov. 2 show activity on Shady Lane, Burton Drive, Trujillo Drive, and Saint Lawrence Drive. They establish a concrete picture of what buyers can purchase today, although an exact count of active building permits and a dated schedule for future construction remain unverified.
For Seagoville residents, the development’s next chapter is the continued sale and delivery of homes within an established residential project. The available evidence does not establish a newly announced expansion or a construction completion date for the entire neighborhood.
From Grand Opening to Current Sales
KB Home announced Cottonwood Creek’s grand opening March 3, 2025, describing a community of one- and two-story homes on large homesites, with starting prices in the high $200,000s. Its announcement emphasized buyers’ ability to choose floor plans, exterior styles, homesites, and interior finishes.
More than a year and a half later, the builder maintains its sales office at 1514 Shady Lane. Its current community page advertises a starting price of $251,990, with a homesite premium potentially applying, and displays seven personalized-home offerings alongside four move-in-ready homes.
Those are different purchasing options. The starting price describes a base home offering, while an inventory listing identifies a particular house with a specific address, size, configuration, and advertised price.
Four Homes Available Now
The four properties provide a useful comparison of the housing Cottonwood Creek is bringing to the local market. All four have two-car garages, while their layouts range from single-story homes with dens to larger two-story houses with additional living areas.
| Address | Advertised price | Square feet | Bedrooms | Bathrooms | Stories |
| 1512 Burton Drive | $294,976 | 2,003 | 3 | 2 | 1 |
| 1524 Shady Lane | $299,949 | 2,091 | 3 | 2 | 1 |
| 818 Trujillo Drive | $314,991 | 2,175 | 3 | 2.5 | 2 |
| 711 Saint Lawrence Drive | $337,116 | 2,500 | 4 | 2.5 | 2 |
At 1512 Burton Drive, the lowest-priced inventory home in this group, KB Home identifies a front porch, a den, a great room, and a kitchen island with an extended bar top. The primary bedroom includes a walk-in closet, and the builder lists granite kitchen countertops among the features.
The Shady Lane home offers 88 additional square feet for $4,973 more. Its single-story layout also includes a den, a large kitchen island, and a primary-bedroom walk-in closet, providing another option for buyers seeking extra living space without an upstairs level.
At 818 Trujillo Drive, the layout changes to two stories and adds a half-bath. KB Home describes flexible space suitable for an office, study, or play area, along with an upstairs game room and a kitchen opening to the main living area.
The largest listed home, at 711 Saint Lawrence Drive, has four bedrooms and a first-floor primary suite. Its advertised features include quartz kitchen countertops, flexible living space, an upstairs game room, and a covered back patio.
KB Home labels all four homes “Available Now,” but directs shoppers to a sales counselor for approximate move-in timing. That designation should not be read as a guaranteed closing date or independent confirmation of final municipal inspections.
How Much Construction Remains?
The development’s original scale is documented by CooperZadeh Development, which describes Cottonwood Creek as approximately 46 acres with 217 single-family residential lots. Its project page lists 45.98 acres for the current phase.
That page also carries an older projected completion date of the second quarter of 2024. Because it concerns the land-development project and predates KB Home’s grand opening, it does not establish when the last house will be built or sold.
An independent housing tracker, Dwellmark, reports 216 homesites in its reading of KB Home’s community map dated Nov. 1. Its breakdown includes 19 available homesites, four quick-move-in homes, one model, 56 marked sold, and 136 not yet released.
Those figures suggest substantial unreleased capacity within the mapped community, but they require careful interpretation. They are the tracker’s reading of sales-map categories, rather than a city permit ledger, verified closing count, or builder commitment to start 136 houses on a particular schedule.
The one-lot difference between the developer’s description and the tracker’s map count remains unresolved. An exact remaining-lot total should therefore await reconciliation with the recorded plat and KB Home’s current lot inventory.
What the City Record Establishes
Cottonwood Creek appeared on the Seagoville Planning and Zoning Commission’s April 23, 2024, agenda as final-plat case 2024-009FP. The posted agenda called for consideration of the subdivision’s final plat, establishing a documented step in its development history.
An agenda item alone does not establish the outcome of that vote or the status of individual house permits. Seagoville separately processes building permits and inspections through its Community Development operation and online permit portal.
The publicly accessible material reviewed for this article did not yield a verified address-by-address list of Cottonwood Creek’s active permits.
Consequently, the four advertised homes cannot be presented as the neighborhood’s total construction workload, and no defensible monthly construction-start count is available from this review.
What Comes With the Homes?
Cottonwood Creek’s included-features sheet, effective April 30, 2026, lists granite kitchen countertops, ceramic-tile backsplashes, and stainless steel kitchen appliances. Exterior items include sod for front, side, and rear yards, an automatic sprinkler system, and specified backyard fencing.
The sheet also identifies low-emission interior paint, ventilation equipment, insulation, and radiant-barrier roof sheathing. These details give buyers a more concrete starting point for comparing homes than photographs of furnished models, although the builder reserves the ability to change or substitute features.
Individual inventory homes can differ from the standard package. The Saint Lawrence Drive listing, for example, advertises quartz kitchen countertops, while the community’s standard sheet lists granite.
KB Home markets Cottonwood Creek as having no municipal utility district or public improvement district taxes.
That does not mean ownership is free of other recurring costs: the listing for 711 Saint Lawrence Drive identifies a $420 annual maintenance fee, in addition to the other expenses associated with owning the property.
The Next Measurable Milestone
Cottonwood Creek’s immediate, documented activity centers on four available homes and continued personalized-home sales. Those offerings give Seagoville buyers specific addresses and prices to compare, while the sales-map information points to additional lots beyond the current inventory.
The next evidence of construction progress will be newly issued house permits, additional homes listed with delivery dates, or a builder announcement identifying the next lot release.
Until those records establish a broader timetable, Cottonwood Creek can accurately be described as an active home-selling community with additional mapped capacity, without assigning an unsupported date to its final buildout.
